Advantages and disadvantages of a prefabricated house

At one time prefabricated houses were associated with containers used for emergency situations or shapeless barracks of the type that we still find today in the areas affected by the earthquake of 80, which make our suburbs ugly, as well as giving a sense of dilapidation and neglect. In fact, prefabricated houses spread from the second half of the twentieth century, by virtue of the fact that this technology was widely used between the fifties and sixties for the reconstruction of cities destroyed by the World Wars. But today, thanks to new technologies, we no longer have to make this type of association, as a prefabricated house has become synonymous with all the advantages that its adoption can bring, with zero disadvantages. The prefabricated houses are built according to a logic of seriality and standardization of the components as is done in normal industrial processes.Despite this, the most current technology makes it possible to create houses that are not all the same, as one might think. In fact, it is possible to build pieces in the laboratory that are all the same but then they will be assembled differently on site, based on a single and more complex project. The advantages of using this construction technique are many and range from greater cost-effectiveness, which is always a very effective lever for end users, to greater attention to the environment, to the guarantee of stability, durability and healthiness.First of all, a house built with all serial components allows a reduction in unexpected events, as everything is designed before the construction site starts down to the smallest details, and a reduction in construction times. This also has economic advantages, first of all because there are no final surprises, as happens in traditional construction, where more and more often the construction company's budget has a percentage of variation in the final balance that in some cases can become unsustainable. In addition, the longer duration of a construction site also entails higher maintenance costs, as well as costs for the customer who may be renting and waiting for the new home to be delivered.Generally, a prefabricated house can also be built in three months, not taking into account, however, the bureaucratic time required for the approval of building permits.A topic that increasingly hits the hearts of customers is attention to the environment and in these terms a prefabricated house is very avant-garde.The most used materials in the construction of prefabricated houses are concrete and wood.In both cases, these are materials with significant advantages in terms of energy performance and durability. Moreover, thanks to the fact that little margin is left for the unexpected, everything is done in a controlled way, with a considerable saving of resources and energy for production.Precisely for this reason these houses are more easily suited to meet the requirements of the Passive House. The houses made of wood are also real ecological machines, as they are carbon sinks, blocking the CO2 accumulated in the trees. Finally, both concrete and wood have a good insulating power, both from a thermal and acoustic point of view. When the construction has finished its useful life, the components, mostly dry assembled, can be disassembled and reused in the perfect logic of cradle to cradle: concrete, for example, can be crushed and transformed into aggregates for new constructions, while wood can have various uses. The prefabricated wooden houses guarantee greater anti-seismic safety than traditional structures and excellent resistance to fire, contrary to what one might think, thanks to the characteristics of the wood.Similarly, prestressed concrete houses have equal stability to traditional ones, but suffer less from the deformations of horizontal structures. When we talk about comfort we are referring to the thermoacoustic one, on which we have already said that prefabricated houses offer considerable advantages thanks to the materials they are made of.But comfort also refers to the experience that a user makes of spaces and prefabricated wooden houses offer a lot even with respect to this parameter, as wood, with its scent and color, when left natural, certainly creates a propitious environment so that those who live in the spaces feel welcome. With respect to the healthiness of the environments, then, the fact that these constructions are made mainly dry, determines the elimination of adhesives and various substances that are invisible enemies, the cause of the sick building syndrome and indoor pollution.Added to this is that both in the case of wood and in the case of concrete the internal microclimate is also ideal from the point of view of humidity. For prefabricated concrete houses there is a greater possibility of providing adequate insulation from the outset that eliminates thermal bridges, which cause, among other things, the formation of mold, humidity and the entry of allergens.Wood, on the other hand, thanks to its ability to absorb and return moisture, is an excellent environmental regulator.Today there is great attention to customer satisfaction and with a prefabricated house this can be achieved even more easily, thanks to the fact that he participates even more actively in all phases of the construction of his home. Moreover, thanks to the flexibility of the spaces, also guaranteed by the structure of the internal walls, it is easier to satisfy all the customer's requests. From what has been said so far, the characteristics and advantages offered by prefabricated wooden houses can be clearly understood.Among the major builders of wooden houses today we have Rubner Holding SaS, a company that ensures a wise use of wood, thanks to the fact that it uses materials from a controlled forest management system. Its houses are built with the use of wood, cork and soft wood fibers, all materials characterized by durability, renewability, excellent thermal and acoustic insulation properties and sustainability.Vario Haus also creates prefabricated wooden houses, of which it enhances the uniqueness, safety and comfort.Prefabricated concrete houses, as we have seen, offer similar advantages over wooden ones.A company that builds prefabricated concrete houses is ABC Costruzioni which in a short time, even 24 weeks, is able to build houses with certain and contained costs, in energy class A4.An innovative solution is the one proposed by Sarotto who builds houses with Promt natural cement, a natural hydraulic binder obtained by slow cooking and low temperature of ground clayey limestones. The first internal skin of these houses is made up of 12 mm plasterboard sheets, characterized by high breathability, capacity to absorb and neutralize VOCs and excellent thermal, acoustic and fire resistance performance. The second internal skin is instead made up of a mixture of natural Promt cement, fine aggregate, EPS granules and fibers. As for the costs of a prefabricated house, it has already been said about the economic advantages that this construction technique offers. To these it should be added that the cost of construction is lower than that of traditional houses, with a percentage that in the case of wood is less than 20-40%.For the year 2019 it has been estimated that a prefabricated wooden house costs approximately from 1200 to 1500 euros per square meter turnkey. For concrete, instead of a cost that is between 1500 and 1800 euros per square meter turnkey. It is also necessary to take into account all the savings in the bill that a prefabricated house entails, being, as we have seen, more energy efficient than conventional construction. Finally, maintenance costs are also reduced, since for a wooden house, for example, if this material is subjected to particular raw treatments, maintenance is required every 5-10 years.Online Newspaper registered at the Court
